Maintenance vs. Replacement

 

This project is a great example of deferred maintenance issues typically found on older homes. Maintenance vs. Replacement is a key question for any customer. Take a look!

 

REPLACEMENT / 25-30 Years Lifespan


The Problem: The customer had a limited budget and was working their way around the house doing projects. They were worried because the painters they had estimating the project said there was significant rot in the window sills and that they needed to be replaced before they could paint.

The customer had already received multiple estimates from window replacement companies. The windows are taller than standard, as well as supply chain issues, all the contractors required half down and 6-8 months for window installation.

The estimates from another contractors to replace the 2 most damaged garage windows: $3700-$4200. This did not include painting the windows after replacement: $650-$750.

Estimate for Replacement (from unaffiliated contractors) – $4,350-$4,950

The customer was never presented with a repair option from any contractors.

REPAIR / 10-12 Year Lifespan


Upon inspection of the windows around the home, the two on the garage were the worst. However after a few tests on the wood to determine the depth of the damage, as well as the fact that the rest of the window was in great shape, we presented an alternative option that would reach the customer’s goal.

The customer wanted to make the repairs for now, and save up the money to replace all the windows in the home later. They were considering renovations and an expanding family, and didn’t want to replace the windows currently.

We offered a repair to the sills. This would offer the homeowner an immediate fix (not 6-8 months from now), and it would be a solid repair that would last a minimum of 10-12 years, if not longer, if repainting when needed every 5-7 years.

Repair Cost with PORTUS – $1,787

This option included the repairs, the install of a new PVC (never rot) White Face Trim, caulking, and 3 coats of Kiltz Exterior Primer. This easily would buy the customer 1 year to get these windows painted along with the rest.
